Government’s Plan for Affordable Housing
Last year, Prime Minister Narendra Modi, in his Independence Day speech, announced a crucial new housing scheme aimed at easing home loan burdens. Under this plan, interest rates on loans up to Rs 9 lakh will be reduced by 3 to 6.5 percent, significantly lowering financial stress for borrowers.
Additionally, loans up to Rs 50 lakh with a tenure of 20 years will be included in the scheme. Banks are preparing to roll out this plan in 2024, potentially benefiting a large number of families.

As per available reports, the subsidy amount will be pre-adjusted in the loan account, making the process seamless for borrowers. This housing scheme is projected to be implemented by 2028, with final approvals currently in progress. Once operational, approximately 25 lakh low-income families in urban areas will benefit from it. The subsidy amount will be determined based on housing demand, ensuring that those who previously struggled due to high interest rates can now secure a home with ease.

While announcing this initiative in August, Prime Minister Modi emphasized that the scheme is designed to assist families residing in rented houses, slums, chawls, or unauthorized areas. Between 2017 and 2022, a similar government scheme helped over 1.22 crore people secure home loans at subsidized rates.
