Even after paying the full amount to the person from whom you have bought the property and getting it registered, you have not become the full owner of that property. If you have not got the mutation of the property done after getting the registration done, then you may get into trouble. Many property disputes happen due to not getting the mutation done.
Every day such a case comes to light that a person has sold a property twice. Or the seller took a loan on the land even after getting the sold property registered in the name of the buyer. This happens because the person who has bought the land has only got the registration done, he has not got the property registered or transferred in his name.
Mutation is very important
The Indian Registration Act says that if any kind of property worth more than Rs 100 is transferred, it should be in writing. Its registration is done in the Sub-Registrar Office. This rule is applicable all over the country and it is called registry. But, you should understand very well that just by registration you do not become the full owner of the land, house or shop. It is very important to get mutation done after registration.
Complete documents should be there
Registry is only a document of transfer of ownership, not of ownership. After registration, when you get mutation done on the basis of that registration, only then you become the full owner of that property. Therefore, if you buy a property, never rest after just getting it registered.
When mutation happens after registration, only then the buyer of the property gets all the rights related to the property. Dakhil Kharij means that on the basis of registration your name has been included in the government record of ownership of that property. Dakhil Kharij means that the name of the old owner has been removed from the record of ownership.
